PURCHASE

When buying a flat in the Principality of Monaco, the acquisition costs to be paid to the notary are : 

  • Registration and notary fees are 6% of the sale price.
  • The agency fee is 3″/4″ + VAT .. of the sale price.
  • A deposit of 10% of the sale price.

The balance of the price, as well as the costs mentioned above, are payable by the buyer on the day of the final signature before a Notary established in the Principality.

RENTAL

When renting a flat in the Principality of Monaco, the rental costs will be :

  • 3-month rent (payable in advance quarterly).
  • 3-month service charge provision (payable quarterly in advance).
  • Deposit of 3 months' rent.
  • Registration of the lease (1% of the rent + charges over the term of the lease).
  • The agency fee is 10%* of the first year's rent + VAT**.

Leases are generally for a minimum of 1 year and a maximum of 3 years.

Management

Managing a property through Monte-Carlo privilège immobilier :

  • Collection of rent.
  • One-off payment of rent received.
  • Follow-up on flat repairs and maintenance.
  • Attendance at general meetings of co-owners.
  • Search for new tenants.

The agency fee is 5% of the rent collected + VAT in accordance with the Monegasque real estate board's tariff. "VAT=20
